The Soffi-Steel® System Saves Time at Residence Hall Fire Sprinkler Retrofit
When the University of Illinois – Chicago was planning on retrofitting their 17-story Single Student Residence Hall with a fire suppression system during the summers of 2004 and 2005, they knew that there were going to be challenges. One of those challenges was going to be enclosing over 15,000 linear feet of exposed fire sprinkler piping. Given the limited time available for the project to take place each summer, the university felt that the time that it would take to enclose the pipe was a very important factor when specifying an enclosure system. The integrity of a system from damage, tampering, and cost were factors that were necessary to consider when deciding which solution to enclose the pipe would work best. After careful deliberation, the University decided to specify the Soffi-Steel® System.
The Soffi-Steel® system is a custom steel, prefabricated pipe enclosure. In retrofit applications where the piping can’t be hidden within the ceilings or walls and is exposed, the Soffi-Steel® System is frequently specified due to its ability to be installed in a timely manner and the lower costs involved in installing the system. Also, the Soffi-Steel System has an interlocking, concealed attachment system that helps protect piping from damage and tampering as it is nearly irremovable with ordinary tools. Given the sometimes raucous atmosphere in some University housing situations, protecting the pipe from vandalism and general misuse is very important.
McDaniel Fire Systems of Valparasio, IN was awarded the contract for the fire sprinkler retrofit. The University had given McDaniel less than 3 months to accomplish phase one of the project taking place this summer. Doug Betz, Sr. Sales Engineer at McDaniel said, “The use of the Soffi-Steel System has been a tremendous benefit on this project. This project has been on a very tight schedule and Grice Engineering’s installation staff have moved quickly and efficiently in keeping the project on time.” In addition to the general areas that need to be enclosed, the Soffi-Steel® System is being used in areas that at first weren’t indicated for the use. Doug went further to say, “The Soffi-Steel System has accommodated the project in ways that we hadn’t first considered. It’s a custom system and we had a few unique areas that we had difficulty enclosing. The staff at Grice Engineering was able to come up with a few custom designs to help us out.”
As the summer of 2004 winds down, the Soffi-Steel System has been installed in the following universities: Penn State, UW-Milwaukee, UW-Whitewater, UW-Oshkosh, UW-Eau Claire, Aurora University, SE Missouri State, Western Washington University, University of Maryland, American International College, Pace University.
The Soffi-Steel® System is not only used to enclose fire sprinkler piping, but can also be used to enclose plumbing, hydronic, and HVAC piping, as well as conduit/wiring. The Soffi-Steel® System is available in various finishes and sizes, custom made to tailor specific needs. The Soffi-Steel® System Ranks ‘Above Average’ with UW-Campuses
When the U.S. Senate introduced the ‘College Fire Prevention Act’ on February 24, 2000, officials representing several University of Wisconsin campuses decided to act.
In findings noted by Congress, it is estimated that in a typical year between 1980 and 1997, there were an average of 1,800 fires at dormitories, fraternities, and sororities, which involved 1 death, 69 injuries, and $8,100,000 in property damage. Commonly, older existing student housing facilities lack the complete, working fire sprinkler assembly required of new dormitories.
It was in this meeting that the state learned of the Factory Mutual Approved Soffi-Steel® System and the immense benefits of utilizing the system.
The Soffi-Steel System is a custom fabricated metal concealment shield that offers a streamlined, tamper-proof finish, durability, and rapid, unobtrusive installation at an economical price. The Soffi-Steel® System Expands FM Approval
Grice Engineering, Inc. has formally received an expanded FM Approval rating for use of the Soffi-Steel® System as a protective shield cover for the concealment of KT Plastics LLC, Tyco Fire Products, IPEX Inc., Harvel, NIBCO Inc. and Viking Plastics LLC BlazeMaster CPVC Pipe, in addition to Victaulic Company FireLock™ CPVC Pipe and Fittings and Spears Manufacturing Flameguard CPVC Fittings. The Soffi-Steel® System has held a FM Approval for covering BlazeMaster® Fire Sprinkler Pipe since 2002.

The Soffi-Steel® System Seeking MEA Approval, UL Listing
Grice Engineering, Inc. is currently in the process of adding further credentials to the already FM Approved Soffi-Steel® System. As of October 2007, the Soffi-Steel System has begun required testing and review in attempts to obtain MEA Approval in the NYC area, in addition to a UL Listing. The Soffi-Steel® System has been used as a streamlined, protective soffit for the concealment of exposed mechanicals since 1994.

The Soffi-Steel® System Obtains MEA Acceptance in NYC
The NYC Department of Buildings has found the Soffi-Steel® System acceptable for use as a decorative, protective custom-fitted metal cover shield for the concealment of exposed utilities. Effective mid-April, Grice Engineering, Inc. was awarded MEA (Material and Equipment Acceptance Division) Acceptance for use of their interior soffit line, the Soffi-Steel System, in New York City. The Soffi-Steel System comes backed by a 10Year limited warranty, and has been Factory Mutual tested and approved. Currently, the Soffi-Steel System is also undergoing review by Underwriter’s Laboratory, Inc. for consideration of listing award.

Grice Engineering, Inc. Provides Custom Engineered Solutions at Chicago O’Hare
The elaborate reconstruction and infrastructure improvements at Chicago O’Hare International Airport have been a multistage process. Upon considering the life and fire safety needs existing in Terminal 2, several unique challenges quickly became apparent.
Original design of the fire sprinkler system retrofit entailed a complicated gridlock of piping and strategically placed sprinkler heads. While this plan was well thought out, designers soon agreed that a more simplistic sprinkler system layout would be equally adequate.
Great Lakes Plumbing & Heating Co. of Chicago, IL was selected to provide installation of the wet system, Schedule 40 sprinkler pipe. They quickly realized that proper activation and aesthetic appeal could create future issues. A dually effective solution soon materialized.
The staff of Great Lakes Plumbing & Heating Co. had previously dealt with similar concerns and achieved successful project completion with the Soffi-Steel® System offered by Grice Engineering, Inc.
The Soffi-Steel System provided was tailored to adapt to the heat collection needs as posed by the sprinkler system layout. The modifications made to the Soffi-Steel System insured the sprinkler systems would be properly triggered in the instance a fire occurred.
The flexibility and adaptability of the Soffi-Steel System supplied an uncomplicated installation and exceeded the expectations of the Airline Parties Construction Representative working with Carl Barone, Project Manager for Great Lakes. According to Barone, “Our clients have been impressed; and it’s (the Soffi-Steel System) been simple to install.”
Although the reconfigurations to Terminal 2 have been challenging, Grice Engineering supplied a ‘first-class’ solution that contributed to the fire and life safety measures O’Hare International Airport affords to the millions of passengers traveling yearly.
